Delaware Real Estate State Requirements
The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Delaware Real Estate Commission.
We recommend you contact the Real Estate Commission for more detailed information and for any changes which may have occurred.
To apply for a Resident Salesperson License:
- Complete a 99 hour prelicensing course accredited by the Delaware Real Estate Commission
- Pass the two part standardized salesperson licensing examination (following completion of the course, one is eligible to sit a maximum of three times for the two part standardized licensing exam administered by a professional testing service)
- Submit original application distributed by the testing service upon successful completion of the examination to the commission within one year of the completion of the prelicensing course (the prorated license fee and the Guaranty Fund fee payable to the “State of Delaware”, a copy of your prelicensing course certificate, and any other documentation listed on the application must be included with your application
- Submit an affidavit that the applicant has not engaged in any acts or offenses that would be grounds for discipline
To apply for a Resident Broker’s License:
- Meet an experience requirement by having practical real estate as a licensee for a continuous period of 5 years immediately prior to applying for the license and have accrued at least 30 qualified sales transactions within the past 5 years
- Complete a 99 hour broker’s course accredited by the commission
- Pass the two part standardized broker licensing examination which is administered by a professional testing service
- Submit the original application distributed by the testing service upon successful completion of the exam to the commission within one year of completion of the broker course (the prorated fee payable to the “State of Delaware”, a copy of your broker course certificate, and any other documentation listed on the application must be included with your application in addition to a current original personal credit report from a major credit reporting bureau, and a list of 30 sales transactions made within the last 5 years certified by a broker of record at the time of the transactions)
- Submit an affidavit that the applicant has not engaged in any acts or offenses that would be grounds for discipline.
Reciprocal Licenses
- A non-resident of this State who is duly licensed as a broker in another state and who is actually engaged in the business of real estate in the other state may be issued a nonresident broker's license under 24 Del.C. §2909(a).
- A non-resident salesperson who is duly licensed as a salesperson in another state and who is actually engaged in the business of real estate in the other state may be issued a non-resident salesperson's license provided such non-resident salesperson is employed by a broker holding a broker's license issued by the Commission.

Continuing Education
- Every Licensee falls into 1 of the two categories described below. Pursuant to the Rules and Regulations of the Commission a licensee is required to have 15 approved continuing education credit hours for each 2 year renewal period. The license period begins on the day following the expiration date of the previous license.
New Licensees –Initial Renewal Period ONLY
- If the first license was issued during the two years previous to a renewal, the credit hour requirement is prorated according to the length of time the license was held prior to the renewal. If you owe less than the full 15 hours, there is not mandatory course requirement.

Subsequent Renewal Period
- After the first renewal of you license you are required to complete 15 continuing education credits every two years. Included in the 15 credits, a salesperson licensee must complete the 3 hour mandatory course; and a 3 hour course pertaining to legislative issues relating to Delaware or Federal Law. A broker licensee must complete the required 6 hour broker course.
- Delaware currently accepts elective continuing education credits approved by the Maryland Commission exclusive of any course relating specifically to Maryland laws.
